Frequently Asked Questions
Custom Building in Gunter
Does Gutman build at The Bridges?
Yes. Gutman has documented work at The Bridges at Preston Crossing.
Can Gutman build on acreage?
Gutman works with private landowners and develops the home around the property and client goals.
Can the project include extensive outdoor living?
Yes. Covered living, outdoor kitchens, pools and recreation areas can be included in the custom plan.
Has Gutman completed homes in Gunter?
Yes. Two completed residences at The Bridges at Preston Crossing are documented in detail: the Taylor Court custom home at 3,637 square feet with four bedrooms, and the Bent Tree custom home at 3,923 square feet with five bedrooms.
I have owned my Gunter land for years. Does that change anything?
Yes. Gutman starts with a current survey and site evaluation rather than assuming the original site conditions still apply, since access, drainage and utility circumstances often change over time.
What does the Gunter building process look like?
Gutman follows four phases: Define (clarify the property, goals and architectural direction), Develop (coordinate plans, engineering, selections and approvals), Build (manage trades, sequence, communication and quality control), and Complete (inspections, orientation, walkthrough and move-in).
Can the home include a shop, guest space or oversized garage?
Yes. Gunter homesites often allow for larger residences, generous garages, shops, guest accommodation and recreation areas that would be difficult to achieve on a conventional subdivision lot.
How does Gutman address energy performance?
Every new Gutman custom home receives a HERS evaluation, benchmarking the home’s energy performance using the rating methodology maintained by RESNET.
What support is provided after the home is finished?
Every new custom home closes with a final walkthrough and systems orientation. Our standard builder warranty includes one year of workmanship coverage, two years of coverage for electrical, mechanical and plumbing systems, and ten years of structural coverage. All warranty coverage is backed by an independent third-party warranty provider.
